When it’s time to sell your land, you have more options than you might know what to do with. You can list it with an agent, which is the most well-known method. However, this can lead to you losing out on some of the profits. It can also take some time to find a seller and close the sale.

Another option is to list the property yourself. They’ll then either resell it, develop it, or use the land for another purpose. Sometimes, they’ll divide the property into several parcels and resell them. It’s typically the fastest way to sell land without a ton of hassle.

Listing your land with an agency or on your own and waiting for the right buyer can take weeks, months, or even years. Whether you’re selling to make money or get the property off your hands, having to wait this long is typically not a good thing.

Selling directly, though, is much faster. In most cases, these buyers have cash ready to go, so there’s no long drawn-out loan process to worry about. The sale can typically be completed within two to three weeks of contacting the buyer. You can have the money in your hands in a month or less.

It Can Save You Money

Selling with an agent means paying commissions from your profits. Doing it yourself requires money for marketing. Listing with an agent or doing it yourself both require closing costs. And while you’re waiting for everything to be done, you’re still paying property taxes.

Selling direct means the property taxes are off of you faster. There are no listing fees, no marketing costs, and no commissions. And with most direct buyers, you don’t even need to cover the closing costs.

It Prevents Headaches

After you contact a direct buyer, the work is pretty much done on your part. You don’t have to worry about showings, negotiations, or any other tasks. The buyer will take care of everything – you’ll just be asked to sign when it’s time.
