When you are buying a house or a commercial building, you need to invest in ensuring that the whole thing goes off without a hitch. The last thing you need is for things to go wrong when you’re at the purchasing stage; you need to make sure that the building or home you are buying is structurally sound. You don’t need to buy the home and then find out that they’re big problems that could’ve been solved with a simple building inspection.

However, before you commit to buying anything, you should invest money into building and pest inspections, and if you’re not convinced, here are some reasons why you need one.
- A conditional purchase. When you have a professional building inspection, the inspector will identify all the issues of the home or the commercial space and provide you with a report about its condition. This can help you to decide whether you should go ahead with the purchase or not. Not only will the issues be reported, but any of the costs involved in repairing the problems will be available to you, which can tell you whether or not you should walk away from the sale. You could save yourself a lot of money in the long run simply by purchasing one of these inspections at the start.
- Alterations. Are you aware of any alterations to the building or the structure or the foundations? If you’re not, then inspection is necessary to ensure that you learn whether they’re already there. A building inspection covers extensions that shouldn’t have been built or any issues with the council with previous builds. You might be forced to demolish a construction if anything is built illegally on the site.
- For your safety. If you don’t get an inspection before you buy a property, you’ll risk your own safety and the safety of others. You don’t want to find out later that the building is not as structurally sound as it should be. A building inspection will be able to help you to identify any defects or major issues, or concerns. This could save your life in the long run.
- Unwanted arguments. Imagine finding out that you’ve bought a property that belongs to somebody else because you didn’t get an inspection and there are other buildings on the land that are not yours. This is not a good idea. You also don’t want to have any unwanted visitors in the form of pests and an inspection could help you determine whether your home or your building for your business is overrun. You need a building inspection because the damage that pests can do can be catastrophic, and you need to ensure that your building is intact the way it should be. This can take some time, so make sure that you get the inspection.
