The decision to raise a new office structure from the ground up is a big one. Of course, it has many long-term benefits, such as building equity over time, tax benefits, and complete ownership. But you first need to ensure that your building project is a success to enjoy any of the benefits it promises. So are you considering building your own office space from the ground up instead of leasing? Here are some important tips that can guide you.

1. Know what your business needs

Interior of a modern office

Different businesses have various needs, and yours will depend on the specific goals you have for your business. Start by deciding what size of space you need. What is your current staff number, and how much do you expect it to grow in the coming years? How much space do you want to leave to accommodate future growth? Do you want an outdoor parking space or a parking garage? Do you need additional space for guests, business partners, and clients? Answering questions like these can help you determine your specific needs, so keep this in mind.

2. Hire an experienced and talented designer

After determining your specific needs, hire someone to design the right space based on your preferences. You want your office building to function well and meet your growing business’s needs. A talented and experienced designer should be able to create a blueprint for a structurally sound building that meets the vision you have for your business.

3. Work with an excellent contractor

With your design ready, it’s time to bring in a contractor to bring the plan on paper into reality. Research is important when finding an excellent contractor. Your ideal contractor should have the necessary licenses, a portfolio or record of previous projects, and the right equipment to hit the ground running. The type of contractor to work with will depend on the construction phase, as there are different types of contractors. For example, you can hire excavation contractors to prepare the construction site and piling contractors to create a sturdy base for the structure.

4. Have the land surveyed

Picking the right location is crucial, but beyond that, you need to survey the land. It’s important to ensure you pick a piece of good enough land to support your commercial property. Having the land surveyed is the best way to ensure that your structure will rest on solid grounds. A land surveyor will inspect and test the soil to ensure it can support your structure. Land surveyors can also find out if there are any pre-existing structures beneath the soil.

5. Get the necessary permits

Before you can commence any construction phase, you’ll need a permit. You can obtain the necessary ones from the office of your local municipality. The type of permit will depend on the type or phase of construction and the location. In most cases, the right contractor can easily ensure that you get all the necessary permits, easing the burden on your shoulder.
